Who is Jinding? 

Jinding is a diversified integrated property and investment group, building sustainable communities and providing investment solutions that generate value today and leave a positive legacy for tomorrow. 

Its development division was established in 2016 and includes a $3.2 billion pipeline comprising residential lots, apartments and mixed-use projects across Melbourne, regional Victoria and Queensland. Its Victorian portfolio includes masterplanned communities Octave at Junction Village, The Patch in Wollert, Harriott at Armstrong Creek and Broadstead at Kilmore. 

About Dunhelen

Why is the project called Dunhelen? 

On the grounds of Dunhelen sits its namesake; a remarkable heritage building dating back to the 1850s. This name retains an important link to the original owners of the property, established graziers and brothers, Richard Sinclair Brodie and George Sinclair Brodie. The name of the property was chosen in the 1850’s to commemorate their scottish heritage and Helen, their mother.

This name was selected as a timeless reminder of the sites historic place in Greenvale’s prosperous past and exciting future.

What will be delivered as part of this new community? 

Upon completion of Dunhelen Greenvale, Jinding will have delivered approximately 400 sites sites ready for new homes, a proposed primary school and community hub, retained the heritage homestead and more than 1.2ha of open space providing safe pedestrian links to key amenities. 

What school catchment does Dunhelen fall into? 

Elevation Secondary College and Keelonith Primary School sit within the allocated school zones for Dunhelen Greenvale. The community also plans to include its own proposed primary school. 

What is planned for the heritage buildings? 

As part of the development the heritage buildings are set to be retained and provide either additional services, or an incredibly unique residential offering within the project. This is being investigated by Jinding and its consultant partners. 

What transport services are available?

Dunhelen is located on the doorstep of Stop 543 Mickleham Rd/ Dellamore Blvd, and within proximity of both Roxburgh Park Train Station and Craigieburn Train Station. It’s also 7.5km to Melbourne Airport. 

What are you doing for the environment?  

Jinding are committed to developing communities that leave a positive legacy for tomorrow, and that includes design considerations for the environment. Dunhelen Greenvale therefore includes a number of environmentally sustainable development initiatives including;

  • Preservation of significant local flora and fauna species;
  • Water sensitive urban design;
  • Drought tolerant planting for public and private landscaped areas;
  • Energy efficient public lighting; and
  • Recycled water is provided to all homes at Dunhelen

Where will the entrances to the estates be located? 

Dunhelen has been designed to provide seamless connection with both its established and future neighbouring estates. It’s road network has three entrances connecting to Horizon Boulevard, Dunhelen Lane and Mickleham road.

When will construction begin? 

Dunhelen Greenvale anticipates beginning construction Q2 2025. 

Before you buy

How do I find out about new releases? 

Those registered on the Dunhelen database will be notified by email when new product is released, alongside other project updates. Sales are made on a first in first served basis either direct to the public as vacant blocks or via house and land packages through builder partners. 

How do I reserve a lot? 

To reserve a land lot at Dunhelen you will be required to pay an initial holding deposit of $5000. This will be arranged via the Estate Manager. The amount will be refunded to you should you choose not to proceed. 

A 5% deposit is due within 7 days of contract signing. 

Are there design guidelines?

Yes, Dunhelen has constructed Design guidelines for each residential lot to assist purchasers in the construction of a well-designed home that is consistent with our project vision. The design guidelines have a range of requirements and restrictions you should consider before completing your house design, they are included as part of the contract of sale.

Your builder will work closely with you to ensure your future home complies with the Design Guidelines. You may also need to refer to the restrictions on the title of your land lot. These are detailed in the Plan of Subdivision in your Contract of Sale.

The project design guidelines can be found on the Buyers portal at portal.dunhelengreenvale.com.au or requested from the estate manage in digital PDF for viewing.

Will my land be flat to build on? 

Lots are graded, benched and retained in order to minimise significant changes in fall across lots as much as possible. You can find more information on the levels of your lot on the Surface Level Works Plan within your Contract of Sale.

Can I choose my own builder? 

Yes, if you purchase a land lot at Dunhelen you can choose your own builder. Keep in mind that your builder will need to ensure that your home design is compliant with Dunhelen’s design guidelines which can be accessed on the Buyer’s Portal. 

Some lots are sold as house and land packages with Dunhelen’s builder partners by purchasing these you will be committing to both Dunhelen and a builder at the same time.

When can I start building my house? 

Home construction must start within 6 months of settlement. The home must be complete within 12 months of commencement.

What Service Connections will be available at Dunhelen? 

Dunhelen is set to provide recycled water, gas, electricity, water and fast broadband to every home. 

After settlement

How do I submit my home design for developer approval? 

When you are ready to submit your design for developer approval visit Dunhelen’s Buyer Portal and click to view the design guidelines. There will be a prompt to direct you to the Design Review Groups assessor platform to submit your house design. Your builder will typically complete this on your behalf. 

Can I submit my house plans prior to settlement? 

Yes, you can submit your plans prior to settlement as construction cannot commence until your plans are approved. Your builder will typically complete the submission on your behalf. 

Once received our design approval panel will aim to provide compliance within 2 weeks, subject to the correct information being provided and the volume of applications being received at the time. 

What if I want to change the design after my plans have been approved? 

If you change your design, it is important that your new plans are resubmitted and approved by our design approval panel before you start building. 

When do I get my street number?

Your solicitor or conveyancer can provide this information once the land is titled. However, you can look this up by typing in your lot number and plan number (eg. 149\PS821074) from the plan of subdivision on https://mapshare.vic.gov.au/vicplan/

What is the community infrastructure levy?

The community infrastructure levy is a payment collected by council to support the development of new community infrastructure. The payment is collected from the landowner prior to issuing a building permit for each individual dwelling at the estate. Dwelling fees are displayed on the City of Hume council website. 

How do I contact my neighbours for fencing? 

Fencing is the responsibility of the property owners. If you share a fence with a neighbour, you and your neighbour have equal cost responsibility for the dividing fence on your block as per the Fences Act 1968. When you’re preparing to install your fence, it’s a good idea to get in contact with them to discuss your requirements and make arrangements that suit both households. Due to privacy laws, Jinding can not disclose purchaser details, but you can request this information from the City of
Hume:

Throughout the construction of your land lots, Jinding will host ‘welcome events’ which are a great opportunity to meet your neighbours. In-between events you can request customer relations or the sales team to provide your details to your neighbours.

When can I access site for soil testing?

Access to site for soil testing will be provided once the lot is registered at the Titles Office and Settlement is complete. You will receive confirmation from your legal representative once settlement is complete. 

When can I access site for valuations?

Access to site for valuations is provided once Practical Completion is achieved on site. You will receive an email from customerrelations@jinding.com.au to notify you of this milestone, alongside any considerations required for accessing the site.

Where can I access a compaction report?

Information including the Plan of Subdivision, Building Envelopes, Lot Level Plans and Fill Certificates are uploaded within the ‘Lot Details’ section of the Buyers Portal. These are regularly checked by our team to ensure you have the latest available information for planning your home.

What overlays may apply to my block?

Planning overlays can be found in the Planning Property Report found on https://mapshare.vic.gov.au/vicplan/ simply look up your lot and click on property details. For further advice on planning overlays purchasers should seek advice from a builder or registered planner who can help you plan your build.

Where do I report rubbish dumping?

To help minimise rubbish on site, if you witness illegal dumping of rubbish, soil, concrete etc, please take a photo and submit a report to the relevant local authority via the Snap, Send, Solve app: www.snapsendsolve.com.
